Green Realtors Group is formed

Madison Wisconsin, Thursday, 12th 2007, A group of like minded Realtors met. The common interest, the greening of Real Estate.

The host was the new Green location of Home Savings http://www.linvillearchitects.com/homesavings.html a leader in the field, who hosted the program to introduce to a few Realtors, a mortgage program called Green Rewards a lower rate for green certified homes, and Green Remodelling likewise lower rates for home remodelling projects.

We were also given a heads up on the Green certification program, Wisconsin Energy Star Homes Program, (links to other state programs) This is the measure by which a home gets to qualify for the above loans.

What was truly remarkable to me that what happened during following discussion. Ideas were thrown out and discussed on how we as 12 Realtors representing most large companies in town, could use our common interest to turn the tide.

It dawned on me that a few Realtors really can make a difference, and it is not at the expense of our business. We can actually use it as a tool to capture more business.

Here are a few ideas of how a group can work together:-

Use a grant equalling 40% of advertising expenditure to promote the idea of Green:- Green mortgages, and capture green buyers.

Create a network of Green Niche agents, who are able to share green listings.

Create a common database of green homes.

Encourage the MLS to create a search-able category for green certification or special green features.

Lobby the local board to become more Green.

Out reach into our own companies.

Provide a resource for clients on certification, tax incentives.

When I suggested a value of meeting on a Regular basis, possibly 3 months, there was overwhelming support for more frequent meetings. We decided there was value to meeting monthly, and to encourage more attendance.

I never expected so much from a single presentation. Thanks to Sara Alvarado, of Keller Williams for putting this on and Jessica Duren at Home savings for hosting. You wil see more from this group.

The figures are for sales of single family homes in Madison in quarters, homes priced between $100,000 and $500,000

Notice how number of home sales are down, days on Market are up, so homes are taking longer. Average prices are down too. With an exception that West stats improved in early 2007. One thing, these stats can not give us a trend for this year. Even the latest figures include 4 month old data. What is the trend for this year?

At the time of writing, I have a very rosy view of things. Real Estate Guy Team has just come off the busiest time ever. Bev, our buyer agent is working overtime, as usual. Jen is settling in to her role as Head assistant, very busy on 40 hours, and Guy is also very busy. The team put together 12 sales in April alone. We are finding well priced listings are selling.

We are receiving great feedback from our photos and internet marketing. Just tonight, after receiving an accepted offer in Cottage Grove, the seller said. "You have been wonderful. Your internet marketing has produced more activity in just 2 weeks than the last 2 Realtors"

Jim, said last week after I bought him 3 offers on the same home. "You have exceeded my expectations. I will have no hesitation to refer you to my friends"

As Jen has discovered what we do to market our listings, Jen has regularly exclaimed, "My Realtor never did this"

Another sign that things are getting busy are the number of multiple offers occurring. Also the inspectors are getting booked up further out. So things are good. If you need to sell, call us and we will get you moving. www.realestateguy.net

306 Sold: 69 DOM: Ave list price $204: Sale Price $203

Oct/Dec 2006

191 Sold: 81 DOM: Ave list price $208: Sale Price $202

Jan/Mar 2007

173 Sold: 94 DOM: Ave list price $199: Sale Price $192

This info is indicative of a slower market. Period to period comparisons are reasonable accurate to compare markets.



Twice as many homes sold in the 1st quester of 06 versus the 1st qtr of 07. Days on Market (DOM) are way up indicating slower sales times.

Also average sales and listing prices are down from a year earlier, even though they were up in December.

This indicates it is still a tough market. One where when people need to move, there is activity and they can get moved. They better not hold price expectations too high.

Tips for showing your home


1. Whenever possible do not follow potential buyers through each room of your home as they are looking. Three's a crowd. Avoid having too many people present during showings. The potential buyer will feel like an intruder and will hurry through the house. Allow the buyers to take "psychological possession".

2. Turn all ALL lights throughout the home including all table and buffet lamps. Lamps and other artificial lights make your home feel comfortable and bright. If possible, 60 watt bulbs are ideal.

3. Open all blinds and curtains. This creates an open airy feeling.

4. Keep your thermostat set at 73 degrees or lower for a showing. Remember, people will be moving throughout the home and body temperatures rise, so you want to keep them at a comfortable temperature.

5. Wipe all counter tops down with Clorox wipes or a light pine cleaner for a fresh smell.

6. Do not use air fresheners. These send the message you are trying to "cover-up" a smell. Lighting a vanilla or cinnamon candle in areas of interest are ok, as these often make it feel cozy. Just remember that you don't want the scent to be overbearing in the room.

7. Put all personal belongings out of site, including jewelry, cameras, laptops, etc.

8. Make all the beds & Reorganize closets for a neat and tidy presence of a well maintained home. Organizing closets can also make them appear that they have ample space.

9. Play background mood music that is soft and mellow.

10. Pets underfoot? Keep them out of the way-preferably out of the house.

11. Expect the unexpected! Many times you will have calls the night before a buyer would like to view your home, or even while they are sitting right out in front of your home. It is key not to turn anyone away, especially if they are sitting in front of your home. Flexibility is key! Try and keep your entire home tidy and ready to be shown at anytime.
