Yes even now it can be done, buying a home with little money down is possible.
Here is a rundown on a textbook case of a couple buying a home. Making a great choice of home in a very economical amount of time. And getting great financing. Let’s call the couple Holly and Evan.
Holly and Evan came to us as a referral from a very respected source. After a brief phone interview and being approved with our very own lender, they came to our office for step 1 of our 4 step process.
Step 1: We spent 1 and ½ hours going over, the home buying process and answering any questions about the process. Then we discussed their requirements and went online to look for homes for sale in their community using our state of the art home search in Madison wi .
Our guidance is to look at all home on the market and to select 7-10 of the BEST looking homes for sale. The purpose of this Step, is one we have found thru experience as one that really helps any buyer to understand the home buying process and how to effectively buy a home. With this preparation we find buyers understand the buying process and can make a better decision and buy with less stress. We selected a time and date to tour the homes and then we enter Step 2 of the process.
Step 2: is the actual home search. RealEstateguy Team makes tour appointments and we view all the best homes on the market. With Holly and Evan, we encouraged them to make a ranking of their top 3 homes and by the time we had finished the showings there was just 1 home which was interesting.
Step 3: We are not one to exert undue pressure on our clients, Holly and Evan went home to think about it. That evening we learnt that another offer had come in on that home, so with that news they decided to go to our Step 3, the paperwork of an offer. With skill of 20 years, we were able to find the terms and offer price that beat out the other offer and we with the home under contract we started
Step 4: Offer to close. We coordinate our complete team of inspectors, financers, attorneys, warranty company and closers to take the home to contract. This process takes between 3 and 8 weeks.
Finance details.
Our lender, Joe Long is fantastic. He is with Waterstone Mortgage who make available an extensice choice of mortgages. In this case Joe helped Holly and Evan chose a Rural housing loan. This is a zero down loan insured by the government. This program is available in Dane County in smaller communities, so Madison and Sun Prairie are excluded..(there are other programs for these areas).
On a purchase price of $238,000, buyers wrote an earnest money check for $2,000 once the offer was accepted, And they negotiated a credit of $2,000 for financing. So at closing they walked away with a check for $350.
That is an out of pocket cost of $1650, and one very happy couple. Congrats again Holly and Evan. And a shout out to our partner lender, Joe Long at Waterstone Mortgage

In Madison Wi, just like in the rest of the country, The time to buy a home is now. A number of events have converged to shrink the number of buyers; (tightening finances, lower confidence) and increase the need of sellers to sell; (job loss, inability to refinance, dropping prices).This has led to a situation where supply and demand has never been as far out of whack.
As you see sales are down (blue, solid bars), and the months of inventory is way up(red line).So why not wait for another year? The answer in one easy word, Interest Rates. VA Home Loans Benefitting Madison Veterans
Madison is home to the state capital, the University of Wisconsin, a strong family community, and consistently ranks among the top U.S. cities to live in.
For most homebuyers wanting to purchase a home in Madison, they have limited financing options. However, military homebuyers—in return for the service to their country—get exclusive access to a federal loan program through the Department of Veterans Affairs. For almost seven decades, VA loans have made homeowners out of service members and veterans, all the while saving them money.
There is no shortage of financial advantages with the VA home loan program.
Low Rates. One of the highlighted benefits is certainly the competitive interest rates that can dip lower than market rates. Since the VA insures up to 25 percent of each loan, VA-certified lenders take on less risk. As a result, the lenders are willing to shrink interest rates.
Zero Down. Another glaring advantage to the program is the option for a zero down payment. Serving in the military requires constant moves and deployments, which can strongly affect a borrower’s credit and savings. Through the VA loan program, qualified borrowers can finance 100 percent of their home without putting a cent down. This means for Madison, a service member can purchase a home worth up to $417,000 without putting a penny down.
Low costs. Other benefits include: a.. No Private Mortgage Insurance (PMI) b.. No prepayment penalties c.. VA Streamline, refinancing options Eligibility for the VA loan program depends on service history and type of discharge. Those who received a dishonorable discharge are ineligible.
Those who may be eligible for a Wisconsin VA loan: a.. Served on active duty for 90 days during wartime or 181 days during peacetime b.. Served in the Reserves or National Guard for at least six years c.. Are a spouse of a service member who died due to a service-related injury or in the line of duty The first step in getting a VA loan is filling out a Certificate of Eligibility (COE). VA-certified lenders and the VA website have the COE form, though lenders often process COEs faster than the VA. A COE simply ensures that you meet the initial eligibility requirements for a VA loan. Even if your credit and financial backgrounds are not perfect, it is likely you will still qualify for a Madison VA loan. Lenders look for scores of at least 620 and a foreclosure or bankruptcy will not immediately disqualify you; neither will a moderately high debt-to-income ratio as long as it is lower than 41 percent.

Staging a home for sale reaps dividends.
Staging is an increasingly important component, not only in selling a home but also in attracting would-be buyers. Even with all of the commonly accepted advantages of staging, only about 1 in 3 sellers stage their home.
- The average increase in list-to-sell in staged homes: 1.07%
- The average cost of staging: $250
- Potential benefit based on a $200,000 home: $3150
The Internet is one of the main sources of information buyers use during the home search process, and staging is key to showing the home at its best online.

Early Wisconsin Home Sale Statistics, Madison home sales lag state
Here are the figures for Wisconsin and South Central Wisconsin which includes Madison and Dane County. (Source WRA)
Wisconsin, Median Price: Feb 2011 $117K 2010 $135K -13.3%
South Central (incl Madison) $124 .9K $145K -17.2%
Over a year, Feb to Feb, Home sale prices fell 17% in SCW, even more than the Wisconsin average.
Home sales were down 5.5% in Wisconsin, But down 13.2% in Madison’s SCW region.
These declines are amongst the highest home sale statistics in the State in most part because the rest of the state has seen greater declines in previous years and Madison is just catching up. There is also the fact that the area may have been more inflated in the first place.
Either way, with low interest rates, it is still a very affordable time to make an investment in a home. Afford-ability of homes has never been better (see graph)

Tips for making a great housing purchase
If you are a first time home buyer, or for that matter a home buyer returning to the housing market many years after your previous experience, it is likely that you have not really got a good idea of how the process works. (now I acknowledge you may have done your due diligence online, but that is not a substitute for having a trusted advisor.)
In Real Estate Guy’s experience, buyers in this situation, follow a hard worn path.
Let’s look at how a single buyer, Tom, would experience a home purchase.
Tom bounces thru open houses, he takes a somewhat adversarial approach to the hosting agent. He finds a home he loves and would be happy to buy. But unsure of the next step. And likely not liking or trusting the agent, and not wanting to appear too eager, Tom says he will “think about it”.
Yes this is the time old delay tactic!
In thinking about it, Tom will talk with friends, and together they will come up with all the reasons not to buy the home. But even if he wants to proceed, there will be lots of anguish and he will still have to make the “crazy” move of calling the agent who had the house open, or another agent (which can make the process even more complex).
At this point he has no trusted (knowledgeable) guidance to answer questions. Tom begins the process of working in the dark to put an offer on and negotiate to buy this home. The process can be very stressful and daunting and even a successful purchase will likely be just plain uncomfortable. It is even quite likely that at this time there would be an offer on this home, or at least competition from another agent.
Our proposition is that buyers should familiarize themselves with the process before they step in a home. Once a buyer finds a nice home they will be in a situation of knowing what step to take and be comfortable. This will lead to a much better decision.

I spoke about going to open houses, and the “new” open house is of course the Internet. Still much the same, it opens up the home buyer to far more homes, which means far more choices and hence a more difficult decision. There is still the problem of contacting the dreaded “Salesperson”.
