Home Buyers continue to overvalue their homes

HomeGain's fourth-quarter survey of 400 real estate agents and brokers and more than 2,000 homeowners shows an increase in the number of sellers who believe their dwellings are worth more than the listing price recommended by the agent to 76 percent from 73 percent last year. 


About 68 percent of buyers consider homes to be overpriced, and 32 percent of these respondents estimate that homes are priced more than 10 percent above their actual worth. However, homeowners agree with agents and brokers about the direction of home prices over the next six months, with declines predicted by 42 percent of real estate professionals and 37 percent of homeowners. 


The number of agents and brokers anticipating price increases rose to 15 percent from 4 percent in the third quarter. Over the same time span, the number of homeowners expecting gains climbed to 15 percent from 12 percent.

Tips for making a great housing purchase

If you are a first time home buyer, or for that matter a home buyer returning to the housing market many years after your previous experience, it is likely that you have not really got a good idea of how the process works.  (now I acknowledge you may have done your due diligence online, but that is not a substitute for having a trusted advisor.)


In Real Estate Guy’s experience, buyers in this situation, follow a hard worn path. 
Let’s look at how a single buyer, Tom, would experience a home purchase.
  
Tom bounces thru open houses, he takes a somewhat adversarial approach to the hosting agent.   He finds a home he loves and would be happy to buy.   But unsure of the next step.   And likely not liking or trusting the agent, and not wanting to appear too eager, Tom says he will “think about it”.  

Yes this is the time old delay tactic!  
In thinking about it, Tom will talk with friends, and together they will come up with all the reasons not to buy the home.   But even if he wants to proceed, there will be lots of anguish and he will still have to make the “crazy” move of calling the agent who had the house open, or another agent (which can make the process even more complex).

At this point he has no trusted (knowledgeable) guidance to answer questions.  Tom begins the process of working in the dark to put an offer on and negotiate to buy this home.   The process can be very stressful and daunting and even a successful purchase will likely be just plain uncomfortable.   It is even quite likely that at this time there would be an offer on this home, or at least competition from another agent.
  
Our proposition is that buyers should familiarize themselves with the process before they step in a home.  Once a buyer finds a nice home they will be in a situation of knowing what step to take and be comfortable.  This will lead to a much better decision. 
Real Estate Guy suggests that a new home buyer should find a good Realtor and establish a trusting relationship.

Before we get together for a second meeting, we make a mutual decision to work together and the process begins by deciding which homes to look at.  By working together we can usually decide on the best homes first.  This will result in a much faster decision, saving time for a time strapped home buyer.

A trusting relationship means a smoother, less stressful, and often fun transaction.  It results in a great home, with generally much less time expended.

I spoke about going to open houses, and the “new” open house is of course the Internet.  Still much the same, it opens up the home buyer to far more homes, which means far more choices and hence a more difficult decision.  There is still the problem of contacting the dreaded “Salesperson”. 
So make it easy on yourself.   Select an agent BEFORE you take a step into a single home.   We will be very happy to sit down and answer any questions you may have.

Home and Real Estate still best investment over time.

There has been uncertainty in the housing market in recent years and the fabric of the American dream appears to be unravellings in peoples minds.  

However, the point to get here is that Real Estate is still the very best investment to make over time.  In fact, in typical investment mindset, the time to buy is when others think it is too risky.

Homes most affordable for many years.

Home afford-ability dropped to all time low.  The cost to buy a home in Madison Wisconsin has never been more affordable.  A combination of factors makes this happen.


1) Interest rates:  lowest ever. 
2) home prices    down

As you can see from the above chart, the level is down to 13%.  This means that the average home would take 13% of a typical income, to buy a typical home with a 10% downpayment.

Recipe for a successful short sale Part 6

The most difficult part of a short sale is not the seller or often the bank, but keeping the buyer in the deal long enough for it to close.


I have learnt from around the country that educating the buyer is essential, but I have found that very difficult with  Realtors who have not really done many short sales.   When we give instructions on how to successfully take part in a short sale, our instructions fall on deaf ears.  


The buyers seem to know better.  What is surprising is that the buyers push back on ideas because they hear from their families that short sales are very tough and unlikely to close.  When the tragedy is that because they act this way, they are far more likely to fail.


So Buyers, when you are doing a transaction with Real Estate Guy team here is the way to do it so there is the absolute best chance of succeeding.


First, Why should you do this?


Answer 1, because you are getting a good deal on a home, below value, you like the home and if you are to invest time and money for your family, then don't you want it to be a success?


Answer 2, If you show commitment, we will not take any more offers so you know you will not be outbid.


1)  Know short sales are uncertain.  Do not undertake if your family need a place to live on a set date. (It doesn't matter how far out that date is)  Be ready to wait for your dream home.


2) but please know that if you wait it out, under this system know you will succeed 80-90% of the time.


3) Be prepared to write an offer with an inspection upon acceptance.   Yes this is a cost, but, if you find a problem we can adjust the price before approval.


4) Be prepared to have an appraisal.   Not only will this prepare you for the approval but if there is an issue with value, it can be evidence to support the sale price.


5) Earnest money, non refundable for a specified time frame after inspection.


6) If you show us that you are in for the long haul, than we will guarantee you we will not take seek other offers.  This means you understand and are committing to staying in the game.


7) Wait patiently, we know what needs to be done and sometime we can push it, others we can not.


8) Upon approval, you will need to be able to close in 30 days. (Another reason for the early financing.)


In summary, In an attempt to get a smoother sale that is more likely to close, we ask these things and in return, you get to close your home.  Is there a risk?  Yes, but there is in any short sale.  


We had a case recently when the buyer was fighting us on everything, no inspection no appraisal till after acceptance.  They did an inspection and found problems.  Wanted to renegotiate with the bank bank foreclosed.  Lost the home AND the inspection fee.  


Example 2:
You wait for lien holder approval, do the inspection but can not get the appraisal in time to close in the 30 days. You lose the deal and the inspection and likely the appraisal. 


So we ask you.  If you are serious about one of our homes, follow the rules and we will give you the best chance of success.

The figures are for sales of single family homes in Madison in quarters, homes priced between $100,000 and $500,000

Notice how number of home sales are down, days on Market are up, so homes are taking longer. Average prices are down too. With an exception that West stats improved in early 2007. One thing, these stats can not give us a trend for this year. Even the latest figures include 4 month old data. What is the trend for this year?

At the time of writing, I have a very rosy view of things. Real Estate Guy Team has just come off the busiest time ever. Bev, our buyer agent is working overtime, as usual. Jen is settling in to her role as Head assistant, very busy on 40 hours, and Guy is also very busy. The team put together 12 sales in April alone. We are finding well priced listings are selling.

We are receiving great feedback from our photos and internet marketing. Just tonight, after receiving an accepted offer in Cottage Grove, the seller said. "You have been wonderful. Your internet marketing has produced more activity in just 2 weeks than the last 2 Realtors"

Jim, said last week after I bought him 3 offers on the same home. "You have exceeded my expectations. I will have no hesitation to refer you to my friends"

As Jen has discovered what we do to market our listings, Jen has regularly exclaimed, "My Realtor never did this"
