After a series of consultations, we had a plan. We would put this on the market and with half a dozen showings we received an offer with in 10 days. negotiated sent the offer to the bank.
We quickly negotiated an offer and Jen, my amazing short sale guru. went to work on the paperwork for the short sale. The Loan was a VA with GMAC. The appraisal came in $20,000 high because they did not take into account the condition and took an incorrect comp. But once VA does an appraisal is is near impossible to argue it. VA does also not allow the sellers to come to closing with anything or to sign a note promising to pay into the future, so most agents would have left this for dead. Not us.
We found a way to work around the not insignificant $20,000 gap. We did. increasing price, reducing costs and having sellers pay some back fees, and not something we like to do, less like to admit, In the spirit of helping our clients and getting the job done. We cut our hard earned fees. Yes Real Estate Guy cut fees by up to 90%.
With in 6 weeks of listing we closed.
Deb and Mike are now happy in their home. with only one payment.
