Cottage Grove homes for sale, market update

Real Estate Guy is reporting MLS data of home sale in Cottage Grove Wi.  Below, you can see a graph which shows the listing price, blue line to the sold price in green.  As you can see there was a steep rise in price around July in 11,  I guess that just about gets over the summer peak.   Then the price dropped.  
This is quite a normal trend over the summer, however this extreme is not the result of seasonal market.  Our guess there was some higher priced homes sold at that time.

Real estate Market review, Verona Wisconsin.

What you see is 2 trend lines.  One, the top blue line is the median (average) list price, the second, lower, green line is the average selling/closing price of a home in Verona Wi. (source  RealEstateGuy. )

It makes very interesting reading and I imagine you can draw your own conclusions.  Here are a couple   
Verona Home sale conclusions.  



·         *The gap between list and selling price was lowest in the winter.  This coincides with the sellers lower expectations.
·       * Notice how the sellers expectations rise in the spring, yet the number of homes on the market actually rises.  Possibly, this causes the price to continue to fall. 
·         *Actually the sold price does follow the late spring market we had.  Sales seemed to hold off, and kick into gear in May.

Home Sale Statistics in Verona Wi March 2011

Real Estate Guy is happy to provide the following data for home sales in March 2011 for Verona Wi.

Home Sales were quite steady in March compared to a year ago, however the February sales were way down 66%.

The Inventory on the market is down from a year ago.  

Here is an interesting point.   Median price for sold homes is $20,000 ;lower than a gear ago, Prices are 8% lower.  However the median price of homes that have not sold is $24,000 higher this year then last. 

There are a couple of spurious entries, and the final one is there is a 13 month supply of homes on the market.  13 means if would take 13 months at current rates of sales to sell out of homes, if no more came on the market.    Same from 2010.  We consider anything below 6 a sellers market, anything above is a buyers market 13 i strong buyers market.
